Whether you plan to sell your home next year or stay put for the foreseeable future, increasing its property value is never a bad idea. There are ways to build home equity over time, but there are also countless ways to quickly increase your home’s value, from revamping your kitchen cabinets to adding curb appeal. Here are four simple ways to increase your property’s value quickly. Install New AppliancesBuyers have no problem paying more for homes outfitted with top-of-the-line appliances. Moving into a home that doesn’t require extensive work—including hauling out and replacing old appliances—is so much more convenient. Take the hassle out of the equation by upgrading your home’s washer and dryer, stove, microwave, and refrigerator. You can even go the extra mile by installing a wine cooler. Appliances don’t have to stop in the kitchen or laundry room. If your home has an outdated bathtub, shower, toilet, or sink, now is the time to replace them. Buyers will appreciate the sleek, modern amenities and be all the more enticed to spend more money on your home. If you don’t plan on selling, the benefits are yours. You’ll enjoy high-performing and beautiful appliances throughout your home. Upgrade HardwareFrom dingy light switch covers to mismatched cabinet knobs, outdated hardware puts a damper on your home’s resale value. Quickly and easily increase your home’s worth by installing modern switch plates, and matching cabinet pulls and doorknobs. Consider replacing the locks by installing a smart home security system for extra value. Refresh Your Kitchen and BathsUp-to-date kitchens and bathrooms bring monumental value to a home. Depending on your budget, you can tackle these projects in two ways. A cost-effective approach includes painting existing walls and cabinets a modern color; upgrading tub, sink, and cabinet hardware; and installing new blinds or curtains. You can also paint over old tile floors and use a stencil to apply stylish designs. If your countertops are unsightly, consider installing a cost-effective concrete countertop. People with more substantial budgets could replace cabinetry altogether, install new tile backsplash, and swap outdated counters for quartz or granite countertops. Add Curb AppealFirst impressions are everything. One simple way to increase your property’s value is to add curb appeal. This could mean cutting back unruly tree branches and bushes, planting foliage with a modern aesthetic (think ornamental grasses), and repaving the driveway. Weeding flower beds and spreading mulch are also quick and cost-effective ways to add beauty to your yard. Whether your goal is to sell your house as-is in Schaumburg, IL, or improve your property’s value for your own enjoyment, there are plenty of projects you can do to get the most out of your home.

If your toilet seat is starting to look worn, installing a new one is a very easy 10 minute job and only requires a few basic tools. Of course, don’t expect a huge increase in value from this, but it will improve the appearance of your bathroom.
